Article Summary

This article details the transformation of a worn patio into a functional, stylish outdoor living space. It covers the design process, HOA and permit navigation, and the collaborative approach that led to a custom pavilion, fireplace, and kitchen.

Transforming an outdated outdoor space into a functional, beautiful retreat takes thoughtful design, collaboration, and skilled execution. In this project spotlight, Jake sits down with Lead Project Director Malcolm to walk through a full backyard renovation in the Village of West Clay. From replacing a deteriorating patio to building a custom cedar pavilion, limestone fireplace, and fully equipped outdoor kitchen, this project showcases how strategic planning, HOA coordination, and client collaboration can turn a simple upgrade into a complete outdoor living experience.

What was the goal of this backyard renovation?

Jake:
My name is Jake, and I’m the owner of Fine Touch Services. Today, I want to talk about a project we completed in the Village of West Clay. It was a large outdoor project — a complete backyard makeover that included a paver patio, gazebo, firepit, grill, and several other features. I’m here with Malcolm, our Lead Project Director for this project. He’s going to answer a few questions about what we did, how the process went, and what the final results looked like.

How did the project move from concept to execution?

To start things off, can you explain what the client’s original request was and how we helped move the project from concept to execution?

Malcolm:
Originally, the client wanted to redo an older patio. He lives in an older neighborhood and had a paver patio with a fireplace that was starting to fall apart. It wasn’t built very well, so he wanted to replace it. As we worked through the project, we ended up expanding the space quite a bit. We added a cedar pavilion, a large limestone fireplace, built-in appliances, raised garden beds, and several other features. The goal was to modernize and significantly expand his outdoor living area.

How were HOA and permit challenges handled?

Jake:
Once we got started, there were several adjustments that needed to be made, especially regarding materials, HOA requirements, and permits through Carmel. How did we help guide the client through those changes and keep the project moving forward?

Malcolm:
The HOA in the Village of West Clay has specific guidelines related to colors, heights, and overall design standards that we had to follow. Because the cedar pavilion included a roof with shingles, we also had to secure permits through Carmel. Since it was a fairly large project, we encountered a few change orders along the way. We added a porch overlay, completed sod installation in a common area requested by the neighborhood, and incorporated a few additional enhancements. Overall, everything stayed on track and went very smoothly.

“Turning a worn patio into a year-round outdoor oasis takes vision, teamwork, and attention to detail. This project shows what’s possible when design and execution come together.”
